二月份因为春节假期，新私宅销售量有所下降。鉴于节日氛围，一些项目在2月份提前进行了预展，让购买者有更多时间考虑选择，并将他们的预订日期推迟到三月份。
二月份推出了45套新房，不包括执行共管公寓（ECs），而一月份推出了417套。这标志着按月减少了89.2%。相应地，同月销售的单位数量，不包括ECs，下降了47.3%至148套。
包括执行共管公寓（ECs），二月份共售出183套新房，较一月份的281套有所下降。
二月份表现最佳的项目
两项执行共管公寓项目，Lumina Grand and North Gaia，入 围2月份五个销售表现最佳的新私宅项目。
Lumina Grand(昱丰嘉园) 销售了16套单位, 中位价为 $1,497 psf. 其次是The Botany at Diary Farm和North Gaia，分别售出15个和14个单位。The Botany at Diary Farm的中位价格达为$2,018。
接着，Blossoms by the Park，Pinetree Hill和Grand Dunman并列第四位，每个项目在二月份分别售出了十套单位。

二月份，新加坡购房者占据了新私宅市场的绝大多数（83.1%）。外国买家在 2023 年 4 月份对附加买家印花税（ABSD）的惩罚性增加后，继续远离新房市场。
豪华新私宅（500万新元及以上）
其中六套式由新加坡永久居民（SPR）购买，另外两套分别被一名新加坡公民 和另一名外国买家购买。这八个单位分别位于 Terra Hill（3套）、Watten House（2套）、Klimt Cairnhill、Enchante 和 19 Nassim（各1套）。

预计三月份新私宅销售将会有所提升
购买者仍然保持谨慎，并对整体价格敏感，特别是在长期利率较高的情况下。由于美国持续高通胀率的情况，最初的降息预测可能会进一步推迟到。然而，一旦降息在年底后实施，我们可能会看到购房兴趣的回归。
